Asbestos Maintenance

Farsight Management offers a range of asbestos services, including inspections, abatement, and material management for both residential and commercial properties. Below are common scenarios and how we address them:

Damaged or Deteriorated Duct Wrap, Tape, or Boiler Pipe Insulation
These items are typically left in place and repaired with an EPA approved WetLag® and seal with an EPA approved encapsulate.

Why don’t you remove them?
Full removal can be costly and may increase the risk of airborne contamination. In many cases, sealing the material is safer and fully compliant with safety standards.

When is asbestos exposure dangerous?
If the material is Friable—meaning it crumbles easily by hand—it poses a higher risk of releasing asbestos fibers and should be professionally handled.

Flooring and Mastic Removal
The most common floor tiles that contain asbestos are typically 9"x9" or 10"x10". However, it's safest to assume any older tile may contain asbestos, regardless of its size or age. When in doubt, professional testing should be performed to confirm whether asbestos is present.
Additionally, the black mastic adhesive (often used to secure tiles) may also contain asbestos—even if the tile itself does not. Both the tile and the glue should be treated with caution and handled by certified professionals.

When does asbestos in flooring and tile become a hazard?
If the tile or mastic cannot be pulverized by hand, it's considered non-friable—and poses less risk. However, disturbing it through grinding or cutting can still release fibers.
Asbestos fibers in floor tiles are typically embedded in the material itself. They only become airborne—and dangerous—when the tile is cut, ground, drilled, or burned, turning it into dust. These actions should only be done by trained professionals using proper safety equipment.
Vinyl and linoleum sheet flooring can also contain asbestos, either in the surface layer or in the paper backing. The paper backing is especially common in older flooring and should always be tested before removal or renovation.

Asbestos Survey

Asbestos surveys are legally required by the State of Ohio and the federal government to protect public health. These rules apply to both residential and commercial properties—and must be followed before any demolition or renovation work begins.

What's Included in a Survey?

An asbestos survey involves collecting samples of building materials and sending them for lab analysis to determine if asbestos is present above threshold limits.

Removal of Non-Regulated Asbestos-Containing Materials

Not all asbestos is regulated under Ohio law. When a material is considered non-friable—meaning it won’t crumble easily or release fibers—it may not fall under strict state regulations.

We can help you as much or as little as you need. All of our services meet state laws or national standards.

Project Completion Documentation
We provide our clients with a Final Project Documentation for their records. This provides a statement that the contamination was removed, Daily Activity Logs, photos documenting the process and chemical safety data sheets. This document is very important for the disclosure requirements for future real estate transactions.
